General Terms and Conditions (GTC) for the Rental of Holiday Apartments at Rennsteigscheune


1. Scope These General Terms and Conditions (GTC) apply to all rental agreements concluded between the landlord (Rennsteigscheune) and the guest regarding the temporary rental of furnished holiday apartments for private or business stays, including all associated services and deliveries.


2. Conclusion of Contract

The booking request by the guest (in writing, by phone, or electronically) constitutes a binding offer. The contract becomes effective upon written confirmation by the landlord. With the booking confirmation, the guest accepts these GTC as binding.


3. Rental Period and Check-in/Check-out •

Check-in: from 4:00 PM • Check-out: by 10:00 AM (no late check-out possible) The apartment must be returned in a clean, swept condition. Dishes must be washed, electronic devices turned off, and waste disposed of properly.


4. Payment

Terms The full rental price must be paid in advance. For direct bookings, payment by bank transfer is required. The booking is only considered valid once the full amount has been received. If no payment is made on time, the landlord reserves the right to cancel the reservation. If check-in is planned for a weekend and the payment has not yet been received, a proof of transfer and a copy of the guest’s ID must be sent in advance. Without this, no access code will be issued.

Discounts for Long-Term Stays: We offer a 10% discount for stays of 10 nights or more and a 20% discount for stays of 20 nights or more. This applies only to direct bookings via our website and is automatically applied.


5. Cancellation by the Guest

For private customers booking directly via our website:

  • The guest may cancel the rental agreement free of charge up to 14 days before arrival.
  • For cancellations made 13 days or fewer before arrival, the full rental price (100%) must be paid, regardless of the reason for cancellation.

For corporate customers booking directly via our website:

  • Up to 15 days before arrival: Cancellation is free of charge – the full amount will be refunded.
  • 14 to 7 days before arrival: A voucher for the full booking amount will be issued. The voucher is valid for 12 months from the originally booked arrival date, is transferable within the same company, and can be flexibly redeemed depending on availability. The voucher is not redeemable for cash and may only be used for future bookings of the same accommodation.
  • From 6 days before arrival: No refund is possible.

👉 However: A substitute guest may be named at any time to take the place of the original guest. If the host is able to re-rent the accommodation for the cancelled period, the corresponding amount will be credited or refunded. The guest is entitled to prove that the host incurred no loss or only a lower loss. We strongly recommend purchasing travel cancellation insurance.

Please note: For bookings made via third-party platforms such as Booking.com, Airbnb or similar, only the cancellation policies stated there apply.


6. Termination for Good Cause

(1) Both contractual parties may terminate the agreement without notice for good cause (e.g. serious breach of contract) in accordance with §§ 543, 569 of the German Civil Code (BGB).

(2) In the event of a serious violation of the house rules or terms & conditions, the host reserves the right to terminate the booking immediately.


7. Guest Obligations 

(1) The guest agrees to comply with the house rules and the terms & conditions (AGB), to treat the apartment and its furnishings with care, and to report any damages immediately. • Waste must be separated according to the instructions (paper, plastic, glass, residual waste) • Heating and electricity must be used responsibly • Charging e-bike batteries inside the apartment is strictly prohibited due to fire safety regulations The house rules are part of these terms & conditions and are available in the apartment.

(2) Condition of the apartment upon departure / Additional charges for non-compliance: The guest is obliged to leave the apartment in a broom-clean and orderly condition. This includes, in particular: – complete removal of all food items – emptying and switching off the refrigerator – washing and putting away all dishes – proper waste separation as specified in the house rules If the apartment is left in a heavily soiled condition, or if proper waste separation is not carried out, the host reserves the right to charge a flat-rate fee of up to €150 for the additional cleaning and disposal efforts. These costs may be charged retrospectively. Upon request, documentation of the damage (e.g. photos, description of the condition) will be provided to the guest.

(3) Smoking is strictly prohibited inside the apartment. In the event of a violation, a special cleaning fee of up to €400 will be charged. In particularly severe cases of contamination or damage, the host reserves the right to charge, in addition to the €400 cleaning fee, an additional flat-rate fee of up to €1,000 for restoration measures (e.g. painting, ozone treatment, textile cleaning, loss of rental income). This fee will only be charged in case of actual damage and will reflect the real effort involved – even if no external invoices are available. The host will document the damage in a comprehensible manner (e.g. with photos, report); a detailed itemized invoice is not required.

(4) Reference to §6(2): If the guest knowingly and seriously violates the rules set out in the house rules or terms & conditions, they forfeit their right to use the accommodation as well as any right to a refund of the amount paid for the booking. The host also reserves the right to take further legal action.


8. Pets

Pets are not allowed in our apartments.

In case of violation, an additional charge of €15 per night will apply, plus a special cleaning fee of €150.

Please take this into consideration when making your booking to ensure a pleasant stay for all guests.




9. House Rules (Excerpt)

• No Smoking inside apartments – a special cleaning fee of up to €400 may be charged for violations • Quiet Hours: From 10:00 PM. Please keep noise to a minimum. • Self-Check-in: Access is provided via a six-digit code, which must not be shared. • BBQ & Outdoor Area: Usage is allowed; guests must clean up afterward. • Visitors are welcome, but overnight stays by unregistered persons must be arranged in advance. A full version of the house rules is available in each apartment.

Washing machine and dryer are available and operate exclusively with coin payment.


10. Liability of the Landlord

The landlord is liable for the provision of the apartment as agreed. Liability for force majeure (e.g. fire, flooding) is excluded. The landlord is not liable for personal belongings or valuables of the guest. Use of the WLAN is at the guest's own risk.


11. Data Protection

Personal data is processed in accordance with the applicable data protection regulations (GDPR). Details can be found in our Privacy Policy.


12. Final Provisions

If individual provisions of these GTC are or become invalid, this does not affect the validity of the remaining provisions. German law applies. Jurisdiction is Kronach, Germany.
